The magnificent 200 year old Red Gums on this property will be a great attraction for visitors to Hamilton and western Victoria – whether Australians or from overseas – people will be impressed with their majesty and history. Or just enjoy them all for yourself.

Located in Southern Grampians Shire, 5 km from the Hamilton CBD, this undulating block of land is dotted with forty-five, 200 year old Red Gums. Some are older – in the 400-800 year range (with habitat hollows), and an additional five are only 30 years old. These Red Gums are reminiscent of the Dundas Tablelands vegetation that surrounds the Grampians, but are formally listed as part of the Victorian Volcanic Plain Bioregion.

The stunning Red Gums are 20-25 metres high with a huge dark green canopy and range in trunk diameter from 1-3 metres. Bark is shed once per year, with beautiful colours ranging from brown and white, to pink and green, glistening in the rain. Flowering is usually in summer, with pale cream clusters. Clear golden honey that is mild and flavoursome is produced.

Protection of these superb trees is by a 173 Agreement, with only fallen timber available for firewood or crafts. One of the largest old trees straddles the boundary fence; the original surveyors would have had great fun with this. A local dear friend, Arthur, who would now be in his 90s, often talked about walking through “the mature forest” when he was a lad. An old fallen tree stump, which looks like a huge snail, afforded great climbing pleasure to children as they grew up.

Breathtaking views are created by the extremely high density of Red Gums. The specially designed cottage located on the ridge, gives 360 degree views of the trees in a private parkland. Strategically positioned native tree rows provide privacy, windbreaks, stock protection and native bird habitat.

Currently run as a B&B it is a perfect weekender to share with or without an income stream for when you are not there.

Bird life is abundant; koalas and kangaroos also visit the property.

Water for the native garden is recycled from the house wastewater.

The house is an interesting design with lots of flexibility in accommodation so that you may enjoy it as a family home, continue as a B&B or permanent rental.

If you are two small families or a group of friends who want to share but enjoy being together, this home, with two wings and the shared living room and kitchen, offers privacy and community.

If you want to grow your family or expand the accommodation over time the carports on either end can be filled in and / or the house extended easily on various sides.

If some hobby farming interests you, the land works fine for sheep and lambs, or any grazing enterprise (not goats). It is divided into 3 paddocks with reticulated bore water for stock (from a windmill-powered community bore). The remains of an original shepherd’s hut can be found near the house.

If you prefer, current agistment by a local retired farmer (no work required) can continue (sheep and lambs).

Set in the beautiful rolling grazing land, the as new 2 bedroom/2 bathroom home is surrounded by mature Red Gums. It has a spacious lounge, dining and kitchen area and is 140m2 (15 squares).

Built in 2008, the house has a 4 star energy rating, with drinking water supplied by two 22,000L rainwater tanks. All wastewater is returned to the all native garden.

A large 4 bay farm shed and garden shed provide storage.

The delightful town of Hamilton has a population of 10,000 and is the main service centre for Western Victoria. It has all the services expected from any centre, including Performing Arts Centre, Art Gallery, Botanic Gardens, indoor and outdoor swimming pools, several gyms, many sporting and other clubs including Croquet, and a broad variety of shops. The range of schools is extensive with three private (and one public) secondary schools, and six primary schools.

Bus to all schools is at the front gate.

The large local hospital is well equipped, with two local medical groups and the city has a choice of several retirement/nursing homes.

This block and cottage are exemplary, a rare find for your enjoyment.
