Nature Lover’s Paradise – 55.53 Hectares of Serene Bushland in this Beautiful now recognised ecoproperty®

- West Frankford قطاع الاتفاقات التجارية

Calling all nature enthusiasts! This property offers a unique opportunity to immerse yourself in the beauty of almost entirely native bushland. Spanning 55.53 hectares, this parcel includes 48.6 hectares protected by a Conservation Covenant under the Nature Conservation Act 2002.

Property Highlights:
· Diverse Vegetation: Explore a rich tapestry of ecosystems, including:
· Damp sclerophyll forest covers most of the property. The dominant tree species are stringy bark, black gum and black peppermint with blackwood trees beneath the canopy. Understory shrubs include swamp paperbark, prickly moses, blanket leaf, dogwood and native cherry. Small native orchids are found in many locations.
· Black peppermint forest occurs on rocky dolerite hills with understory of prickly beauty, prickly moses and hop wattle and ground cover of sagg, silver tussock grass, variable sword sedge and erect guinea flower.
· Stringy bark wet forest grows on most west-facing slopes. A dense layer of broad-leafed shrubs and small trees such as dogwood, stinkwood and cheesewood dominates the understory.
· Black gum forest is confined to the gullies and lower slopes with relatively moist soils. Below the blackgum canopy are blackwood trees and occasional dense stands of swamp paperbark. A dense ground layer contains sedges and ferns.
· Broadleaf shrubbery of musk and dogwood occurs on damp rocky slopes with sparse native currant and pinkwood understory. Mosses and lichens grow on rocks, soil, fallen wood and living branches.
· Swamp paperbark forest occurs on a ledge near the top of a hill where there is a slight depression that is poorly drained. Sedges thrive in the damp soil.

· Mature Blue Gum Plantation: Just under 3 hectares of Eucalyptus globulus plantation, free from encumbrances, offering potential for sustainable timber.

· Seasonal Creek: A tranquil seasonal creek meanders through the flat bottom gully, providing a serene backdrop to your nature retreat. Platypus, giant freshwater crayfish and mountain trout have been observed from time to time. Several species of ferns grow along the banks.

· Unique Topography: Experience the dynamic landscape featuring steep slopes and small hills, primarily dolerite with outcropping rock in some places.
