“Woodhall” is 40 hectares of mainly forested land with all the ingredients for developing a low impact lifestyle in the midst of the Northern NSW bush.

The Blackbutt forest provides a sustainable source of firewood and an endless supply of timber for building projects. The partly cleared eastern area of Forest Red Gum, Angophora, Wattle and Banksia species will sustain some grazing, and the creek flat is ideal for a range of horticultural or silvicultural pursuits.

Whiteman Creek, a tributary of the Clarence River, forms the Eastern boundary and features platypus and good fishing.

A combined wetland with the neighbouring property on the southern side has been identified as having conservation value. Local species include Koalas, Quolls, Powerful Owls, as well rarer ones such as the Narrow-leaved Angophora, and Glossy Black Cockatoos.

There is an owner-built, 75% complete, 2 storey rough camping/weekender with a Rayburn wood stove (connected to hot water storage tank and solar booster). This hut is made of local sandstone rock, timber from a property nearby, and secondhand materials.

A 5000 litre water storage tank is elevated at the hut, supplied from a high pressure pump on a permanent waterhole on the Whiteman Creek. Complete privacy is assured.

There are several possible house sites with some sandstone rock available between the hut and the Whiteman Creek. Earth sheltered/underground building is a construction option which may work well on this site.

There are posts and flooring for a large shed and a tank stand is ready for a tank and water collection.

There is some grazing throughout the property and selective clearing would be possible to increase grazing for a small herd of cattle or horses. The 1 hectare house paddock provides protection from grazing animals in these surrounding paddocks.

The creek flats are 1-2 acres with a waterhole close by on the creek and there are a few permanent water holes on the boundary of the property.

There is currently a water tank, above the hut, that is connected to the creek and waterhole. One water trough in the paddock adjoining the house paddock is gravity fed from the tank.

There is an ephemeral creek at the western end of the property in the forest.

The property is fenced for 3/4 of boundary – within the forest the boundary with the property to the south is partly fenced.

The property is 42km from Grafton with all but the last 5km on bitumen. Copmanhurst Village is 12 km away with a primary school, shop and hotel.
