A Life’s work – Breathtaking, Soul Sanctuary eco property of Forest, Wildlife and Stunning conservation farm

- Lansdowne NSW

This breathtaking property is ready for the next stage – custodians who will treasure and carry on caring for this wonderful and unique property. The work of one man who has, across almost 40 years, converted Belltrees from a lantana infested forest and degraded farm into a combined conservation rainforest jewel and working horse stud

The property is 117.88 hectares (291.3 acres) with 102.9 hectares covenanted and thus 15 hectares (42 acres) of arable land suitable for horses (but not cattle)

The options are varied, for example, your own private national park, or a working luxury destination sharing this wondrous place with paying guests

The books ” A Vision of Belltrees”, the “Conservation Area Values Report for Belltrees”
and the document defining the Conservation Agreement are all available on request. Please submit the property inquiry form or contact our offices to receive more details of how to obtain

Exquisitely private, Belltrees is very private at the end of Mudfords Lane, and so provides wonderful seclusion and sanctuary

All the while, the major regional centre of Taree and beautiful coastal beaches only 30 minutes’ drive. An hour away is Port Macquarie and its regional airport with regular Sydney flights

The property commands the head waters of Cross Creek in the central Lansdowne valley. A generous, flexible bespoke home built as the farmhouse in 1947 and added to in 1991

With 20 ha of arable land and infrastructure suitable for horses including sheds, dams, permanent water, fencing and yards, along with a horse training round yard. The dressage arena or helicopter pad – your choice

This cleared land has magnificent views, is conveniently located to the farmhouse and lovely north facing slope for veggies and orchards for anyone wanting to establish their own produce or move to paddock to plate for guests

Lots of inclusions in the house and out on the property so ask us for the various lists

NBN and Mobile coverage is available for anyone working at home (if you have to!)

The property ascends the valley through rainforest to the Lansdowne escarpment and finally ends at the edge of the Coorabakh National park. The property is traversed by 8 kilometres of trails following the natural land contours through sub-tropical rainforest and ascending the tall, wet, sclerophyll ridges to the escarpment

To traverse these trails and experience the diversity of wildlife, the magnificent rainforest and soaring trees, is to experience nature at its finest. Even more awe inspiring all weeds including lantana were removed by hand

The trails created over 38 years ensure they follow the natural contours and work with the topography. The trails are accessible by 4WD or horseback, as well as offering magnificent walks

A covenant per the Biodiversity Conservation Trust (BCT) protects 101 ha of this oasis of biodiversity for future generations. The rainforest canopy has recovered and flourished with the emergence of bangalow palms, red cedars, and black booyongs. In addition to the stunning rainforest, the rock face of the escarpment is home to a variety of orchids, ferns, vines and rock figs. The caves beneath provide habitat for microbats and sooty owls. The old growth forests below the cliffs are the home of koalas, greater gliders, the brush-tailed phascogale, the spotted-tailed quolls and 5 other species of owl.

Some of the other mammals on the property include the eastern grey kangaroo, mountain brushtail possum, eastern spotted-tailed quoll and long nosed bandicoot. Water dragons and pythons are common, and platypus have been spotted in the creek that runs through the property

Arguably the jewel in the crown of Belltrees is the 132 species of birds that have been recorded here. From the farmhouse kitchen window alone a diverse array of beautiful birds – some of them endangered are regularly seen including king parrots, finches, whistlers, treecreepers, spotted pardalotes and wompoo pigeons. Nest boxes and hides scattered throughout the property make it a bird watcher’s dream. The farmhouse is linked via verandahs to a hide nestled in a huge figtree giving extraordinary views of visiting birdlife including wompoo pigeons, topknot pigeons, regent and satin bower birds, catbirds, orioles, fig birds and the grey goshawk

A viewing tower close by is sited in line with the eyrie of a pair of peregrine falcons on the sheer cliff of the escarpment. This eyrie has been constantly occupied by peregrines for over 40 years and the valley is their hunting domain

Deep in the forest is ‘Quoll Cottage’ constructed of recycled materials including original timber slabs. Fully furnished and surrounded by soaring trees – a truly natural cathedral experience. The wonderful array of wildlife and birds it offers a genuinely unique experience and is a home stay or guest sleep over option

The farmhouse is bespoke comfortable and well-proportioned including 4 bedrooms, 2 living areas and a study with native hardwood wood floors and beautiful timber joinery. A wood fire provides winter heating. It has been built to nestle into the landscape with beautiful views including visiting bird life visible from the kitchen and dining area and extensive verandahs connecting to the adjacent fig tree hide

A spacious and quirky studio adjacent to the main workshop shed provides additional sleeping capacity and could easily be re-purposed into guest accommodation

This is a genuinely unique opportunity to become custodian of a magnificent one-of-a kind property. The hard work has been done. The ongoing maintenance is relatively modest and grants from the BCT are available to support this activity.
